48 apartments. Rents are for a one bedroom – $685, two bedroom $765, three bedroom $840. Those rents include water, heat, and basic cable/internet. There is an extensive waiting list for apartments. The veteran completes the application thru our Navigator for a background and income review. The Navigator is there to assist the veteran in putting them in contact with the VA or any other resource. Also, if financial payment for rent is an issue, the Navigator, will assist in obtaining other sources of income.
Yes, and Veterans includes Active Duty, Guard, and Reserve personnel too.
They are permanent housing. Residents can stay as long as they can pay the rent and adhere to the rules. Also, if the Veteran dies before the spouse, the spouse can stay if they want.
All board members are volunteers. Of the 12 board members, 8 of the 12 have served and of the 8, 5 are retired from the military, 2 are daughters of veterans, and one is an advocate for veterans.
Vet village has two employees, a Navigator (Full Time) and Maintenance Technician (Part Time). Our maintenance person is a resident of Vet Village. These costs represent approximately 8% of our revenues.

- We purchased Veterans Village from the Outagamie Housing Authority effective 30 April 2023. The purchase cost was 1.9 million and it is a land contract. It is a 3% loan for 30 years; however, it has a balloon payment in 10 years.
- Our goal is to have the loan paid off on or before May 2033. Hopefully, through the generosity of donors, that will happen and we can use the equity to build an additional apartment complex.
- Our monthly loan payment is $9,000/month. Currently our organization generates $32,000 in rental income before expenses. Since we provide affordable housing that is 30% lower than market rental rates, our income after expenses is limited so paying additional principal is also limited.
- Per board policy, all funds raised will be divided in the following manner unless specifically designated. 50% – Principal, 25% – Operations, and 25% – Reserve.
- Vet Village held two fundraisers, the 3rd Annual Rocky Bleier Golf Outing and Tasting for the Troops that raised over $70,000. Portions of that money was used to pay off the principal on our loan.
- In 2024, Vet Village delivered checks in the amount of $76,000 toward the principal of the loan to the Outagamie Housing Authority.
- Vet Village has a leadership team comprised of tenants that meets monthly and plans community events, improving the grounds of Vet Village, and a tenant attends board meeting as a spokesperson.
- Norbert Bolda, a tenant at Apartment 206, is the editor and chief of the monthly newsletter, website, Facebook, and Instagram.
- Vet Village provides, at no cost, a meeting location for 10 or more non-profits.
- Due to the low cost of rent, four residents were able to save and were able to purchase their own homes.
- There are two residents that have started their own businesses.
- Wellness Center was completed in June 2021, naming rights on all facilities are displayed at the buildings, office spaces, and apartments since June 2022.
- The Courtyard of Honor was dedicated on Nov 11, 2024.

• Conduct three fundraising events:
> 4th Annual Rocky Bleier Golf Outing June 5, 2025 at Royal St. Pats Golf Course Wrightstown, WI.
> Conduct an open house at Vet Village TBD to present and promote the Courtyard of Honor pavers program.
> 2nd annual Tasting for the Troops in October.
• Make a payment of at least $70,000 or more on the principal of our loan.
• Promote the five-year pledge of a “buck a day” donation with all dollars going to paying off the principal.
• Attend at Farmer’s Market in Appleton and Green Bay in conjugation with the Guitar for Vets Appleton Chapter.
• Merchandising site headed by Norbert Bolda.
• Promote donations for personal pavers in our Courtyard of Honor.
• Annual report 2024 out on or before 1 April 2025.
